What does a real estate agent DO for all that money?

I’m going to answer one of your burning questions about working with a professional real estate agent. I know you’ve wondered about it, everyone does, especially those who are getting ready to sell a home for the first time. You may have even wanted to ask me, but were afraid I might get offended (don’t worry, I won’t).

Here it is:

What does a Real Estate Agent DO for All That Money?

Many people think that the main reason you hire a real estate agent is for MLS exposure. And, unfortunately, in some cases that may appear to be the primary service some real estate agents provide. However, a GOOD agent provides much more than simply a For Sale sign and a listing on an online database.

Connections

A good real estate agent has great connections in the real estate world. He has a readily available list of home improvement contractors (heating, roofing, structural, electrical, painting, plumbing etc.), one or two good handymen, a cleaning service, legal referrals and lawn service providers. You should never have to go to the phone book to find help during the marketing process.

Systems

A good real estate agent has systems in place to sell homes far more efficiently than a homeowner ever could. Selling or buying a home within the established real estate system is incredibly efficient compared to selling or buying a home outside of the system. Real estate agents have (or should have) 7 day/week office support, MLS access, a contracts library, lock boxes, signs and Internet sites.

Expertise

Obviously, one important reason you hire a real estate agent is because you expect him or her to know more about selling homes than you do. Selling real estate professionally requires a license and continuing education, but in reality, 99% of a real estate agent's expertise comes from on-the-job experience. And, the more experienced the real estate agent, the more expertise he has. Every real estate transaction is a little different, with its own little quirks, glitches and special circumstances. The best way to get in trouble is when you don't know what you don't know!

Time

Your real estate agent will spend a lot of time managing the sale of your home. There is far more going on behind the scenes than holding open houses and attending closings, although due to the above factors (connections, systems and expertise), a good real estate agent will be pretty efficient at their job. The time your agents spends handling the sale of your home will save YOU lots of time... and money!

Avalanche Blasting in Summit County, Colorado

"BOOM!" We hear it often here in the High Country.

Living near a ski resort offers some unique experiences. Most of the ski areas use avalanche bombs to control slides. By creating controlled avalanches, they are able to prevent unexpected disasters. The Colorado Department of Transportation (CDOT) also controls avalanches along the major highways, particularly I-70 and Hwy. 6 at Loveland Pass. Depending on how close you live to these areas, you may sometimes hear a boom loud enough to rattle your windows. This is most common in the Spring, when snow conditions are prime for dangerous avalanches.

Well water permits and water rights in Summit County, Colorado

Most new and older homes in unincorporated Summit County are on well water systems. Many well permits, issued by the Colorado Division of Water Resources, limit the allowable use of water to indoor purposes only. The state can fine violators that use water from an "exempt" well for irrigating a lawn or garden, washing a car, filling an outside hot tub, or for any other disallowed outdoor use of water. Summit County Government is in the process of augmenting its water rights in order to lease them to homeowners who desire to upgrade their well permit. To inquire about leasing augmented water rights, call the Summit County Manager's office at 970 453 2561. Mail delivery and post offices in Summit County

"Wait a minute Mr. Postman..."

There is very limited mail delivery in Summit County and its towns. Most residents rent a post office box. The box fee may be waived if you can prove residency in specific areas. A few neighborhoods and subdivisions do have mail delivery. There are full service Post Offices in Breckenridge, Dillon, Frisco, and Silverthorne. Keystone is served by Dillon. Copper Mountain has a PO box station, served by Frisco. A daily trip to get our mail becomes part of our routine here, and it's hard to go to the Post Office without running into someone you know or making a new friend.

Leash laws and Animal Control in Summit County

"Where, oh where has my little dog gone?"

Summit County Animal Control enforces leash laws for the unincorporated parts of the County. The Animal Control Dept. also enforces domestic pet regulations related to issues such as loud and barking dogs, dog bites, and dogs running loose. Our dog was picked up by these nice folks when she escaped last year, and we paid $60. to release her from the pound. Sure beats getting hit by a car! They also spay and neuter there. The Animal Control Dept.'s office is located in Frisco near the County Commons. Call 970 668 3230 for more info.
